It’s worth understanding the underlying reason transitions and penetrations dominate this list, rather than just memorizing that they do. An open field of membrane is a continuous, uniform surface — nothing to create stress concentration, nothing for water to catch on, nothing dissimilar for materials to bond against. A transition, by definition, is where that uniformity breaks: two different materials meeting (membrane and metal flashing, membrane and a pipe), or a change in plane (flat roof meeting a vertical wall).
Every one of those points is where thermal expansion rates differ between materials, where a mechanical fastener creates a puncture point, or where a bond between dissimilar surfaces has to hold up over years of weather. None of that is true of the open membrane field, which is why, roof after roof, the leaks cluster at these predictable locations rather than appearing randomly.
How Many of These Causes Show Up on One Roof at Once
It’s common for an older roof, especially one that’s had multiple owners or repair attempts, to have more than one of these issues present simultaneously — a parapet wall with some flashing wear and a separate seam that’s just starting to separate, for example, even if only one of them is actively leaking right now. This is part of why we check the whole roof during an inspection rather than stopping once we’ve found the active leak.
Finding and flagging a secondary issue before it becomes an active leak, even if we’re not repairing it during the current visit, gives you the information to plan ahead rather than getting surprised by a second leak call a few months later.
Seasonal Patterns in When These Causes Show Up
Some of these causes show up on a predictable seasonal schedule. Parapet wall and flashing leaks often first appear with the season’s first significant rain, after a summer of UV exposure has quietly degraded a seal that was fine the previous winter. Seam and fastener issues on metal roofing tend to develop gradually and can show up any time of year once corrosion has progressed far enough. Ponding-related leaks cluster after multiple rain events in succession, once standing water has had time to stress a weak point.
None of this changes how we diagnose an active leak, but it’s useful context if you’re trying to understand why a roof that seemed fine all summer suddenly has a problem in November.

Generally, ponding-water-related drainage corrections and seam failures across a large roof area cost more than a single contained issue like one pipe boot or a short section of flashing. But cost depends heavily on the specific roof and extent of the problem, so this varies case by case.
Can more than one of these causes be happening at the same time?
Yes, and it’s common on older roofs. We check the entire roof during inspection, not just the reported problem area, specifically because of this.
