A roof coating extends the service life of an already-sound membrane by adding UV protection and, depending on the product, additional waterproofing and reflectivity. Silicone coatings are well suited to roofs with some ponding water exposure; acrylic coatings are cost-effective in drier conditions; elastomeric coatings offer flexibility across Downey’s wide seasonal temperature swings.

Coating is not the right fix for an active leak, a drainage problem, or a membrane with significant shrinkage or blistering — in those cases, the underlying issue needs to be addressed first.
