On metal roofing and some mechanically-attached membrane systems, overlapping panels or membrane sheets are joined with a gasket and fastened with screws. Over time, the rubber or neoprene washer under each fastener corrodes and deteriorates from repeated thermal expansion and contraction, allowing the fastener to “back out” slightly. Once that seal degrades, water works its way in at the fastener point, gets trapped between layers, and causes rust — which compounds the problem over time.
