One of the most common mistakes we see from prior repair attempts — including well-intentioned DIY work — is using a material or method that isn’t actually compatible with what’s already on the roof. Generic silicone caulk applied to a TPO seam, for example, doesn’t bond the way a proper heat weld does, and it will separate again, often within a single season. Mixing an EPDM patch onto a modified bitumen roof without the right primer and transition material creates a bond that looks fine on installation day but fails as soon as real thermal cycling stresses it.
This is part of why identifying the exact material correctly matters as much as diagnosing the leak location. Two roofs can look similar from the ground and require completely different repair approaches once you’re actually up there and can identify what’s really installed.
Mixed-Material Roofs: More Common Than You’d Think
Many Downey properties, especially ones with additions built at different times, have more than one roofing material across different sections — an original BUR section from the 1950s, a later modified bitumen recover, and maybe a newer TPO section over a more recent addition. Where it gets less obvious is on older roofs with multiple coating layers applied over the years, which can obscure the original material underneath.
In those cases, a small test area or closer inspection of an edge or seam usually reveals what’s actually there. Getting this right before starting a repair prevents using an incompatible product that won’t bond properly.

How do I know what material is on my roof if I’ve never had it inspected?
If you don’t have paperwork from a prior installation, we can typically identify it visually during a free inspection. If you have any documentation from when the roof was installed or last replaced, that’s helpful context but not required.
Can you switch my roof to a different material during a repair?
