Membrane Seam Repair

The most common single failure point across every membrane type — the joint between two sheets is only as strong as how it was originally bonded.

Every single-ply or multi-layer membrane roof is made of individual sheets or rolls joined at seams, and those seams are inherently the weakest part of the system — the field of the membrane rarely fails on its own, but the joint between two pieces is where thermal stress, aging, and installation quality all converge.

How a seam is repaired depends entirely on the material: TPO and PVC seams are re-welded with heat, EPDM seams use primer and specialized tape or liquid-applied products, and modified bitumen or BUR seams are repaired with flashing cement and fiberglass reinforcement. Using the wrong method for a given material — caulking a TPO seam instead of welding it, for example — is one of the most common reasons a “repair” fails within months.

Seam failure often isn’t sudden. It typically starts as slight separation at the edge, invisible until you’re specifically looking for it, and gets worse with each thermal cycle until it becomes an active leak.
