What we check inside the building once a leak has been confirmed, beyond just the roof itself.

Finding and fixing the leak source is half the job. The other half is understanding what the water did on its way through — because a leak that’s been active for weeks or months can affect more than just the ceiling drywall.

A thorough damage assessment checks the roof deck itself for rot or delamination, the insulation layer for saturation (wet insulation loses R-value and needs to be replaced, not just dried out), and the interior structure — framing, ceiling material, and any electrical near the intrusion point — for water damage or mold risk.

Why Insulation Condition Matters as Much as the Leak Itself

Once we’ve found and stopped the source of a leak, the roof’s insulation layer is one of the most important things to assess before considering the job complete. Wet insulation doesn’t dry out and return to normal performance on its own — it loses R-value permanently in the affected area and can continue to hold moisture against the underside of the membrane, creating conditions for further problems even after the original leak source is sealed.

This is why a proper repair sometimes needs to include removing and replacing saturated insulation, not just sealing the surface-level leak point. Skipping this step is a common reason a “repaired” roof develops a new problem in the same general area months later.

Common Questions

How can you tell if insulation is wet without removing the membrane?

Moisture scanning can indicate elevated moisture in the insulation layer without removal. If confirmed, a small test cut may be needed to directly assess extent and condition before deciding on repair scope.

Does wet insulation always need to be replaced?

Not always — it depends on extent and how long it’s been saturated. Minor, recently-introduced moisture in a small area sometimes resolves once the leak source is sealed and the area can dry, but significant or prolonged saturation typically needs replacement for the repair to hold long-term.
