Where Do Flat Roofs Leak the Most?
A direct answer: transitions and penetrations, overwhelmingly — not the open field of the membrane.
The large majority of flat roof leaks we diagnose originate at one of these points, roughly in order of frequency: parapet walls and their coping caps, flashing and termination bars at wall transitions, roof penetrations (pipe boots, HVAC curbs, skylights, solar mounts), seams between membrane sheets, and drains or scuppers.
The open field of an intact membrane — the flat expanse without any wall, penetration, or seam — rarely fails on its own unless there’s a puncture from physical damage. This is a useful mental model: if you’re trying to guess where a leak might be coming from, start at every edge, wall, and protrusion before assuming it’s a random spot in the middle of the roof.
