Is Roof Leak Repair Covered by Insurance?
It depends entirely on the cause — here’s how to tell which category your situation falls into.
Typically covered: sudden, identifiable damage — a storm, high wind, a fallen tree branch, hail impact, or similar sudden events. Insurance is generally designed to cover unexpected, sudden damage, not gradual deterioration.
Typically not covered: gradual wear from age, a roof that’s past its expected lifespan, lack of maintenance, or slow deterioration that happened over months or years rather than in a single event. This is the same principle as a car insurance policy not covering normal tire wear — it’s expected maintenance, not an accident.
The gray area: sometimes a storm event exposes or worsens an already-existing weak point (an aging seam that finally gave way during a particularly hard rain). Adjusters evaluate these case by case, and documentation matters a lot here.
