Replacement becomes the more sensible option when a roof has multiple recurring failure points rather than one isolated issue, is at or past its expected lifespan for its material, or has structural drainage problems that repair alone can’t correct. It’s a different scope of work than a repair — full tear-off of the old system, deck assessment and any needed repair, then installation of new membrane (TPO, EPDM, PVC, modified bitumen, or built-up roofing, depending on what’s the best fit).
We’ll walk you through material options and their trade-offs for your specific roof and budget, and we don’t default to recommending replacement just because it’s the larger job — if repair is still the right call for your roof, we’ll tell you that instead.
