How to Fix a Flat Roof Leak
What actually happens once the leak source is confirmed — and why the fix depends entirely on the material and cause.
Once the source is confirmed, the repair method depends on both the material and the type of failure. TPO and PVC seams are heat-welded. EPDM uses primer and specialized tape or liquid-applied products. Modified bitumen and built-up roofing use flashing cement with fiberglass reinforcement in a three-course application. The cause matters as much as the material: a flashing failure needs the flashing rebuilt, not just sealed over. A drainage issue needs the drainage fixed, not just a coating on top of standing water. A seam separation needs proper re-bonding for that specific material, not generic caulk.
This is why a proper fix always starts with diagnosis, not a repair kit. A patch applied to the wrong problem — even done “correctly” for that specific patch — won’t stop the leak if it wasn’t the actual cause.
