Membrane Shrinkage Repair
A slow, roof-wide issue rather than a single localized failure — the membrane physically pulling away from its edges and penetrations.
Some membrane materials, particularly certain EPDM and lower-quality TPO formulations, can shrink over years of UV and thermal exposure. Unlike a puncture or a single failed seam, shrinkage is a roof-wide phenomenon — the entire membrane sheet contracts slightly, which puts stress on every edge, seam, and penetration simultaneously.
Signs of shrinkage include membrane pulling away from perimeter flashing or curbs (sometimes visibly, with a gap where there wasn’t one before), seams that are under visible tension, and fasteners or termination bars that appear to be “showing” more than they should as the membrane pulls back from the edge.
Because shrinkage affects the whole roof rather than one spot, isolated patching often isn’t a lasting fix — the same stress that caused one seam to separate is affecting every other seam too, just not yet visibly. A roof showing shrinkage at multiple points is often a signal that a fuller assessment (and possibly replacement, depending on severity) makes more sense than an ongoing series of individual patches.
